LEASE DETAILS

  • 6 month, 12 month and longer Triple Net Leases available
  • Triple Net Lease Definition: A lease in which the Lessee pays rent to the lessor, as well as all  taxes, insurance, and maintenance expenses that arise from the use of the property.
  • All rent payments include C.A.M.
  • Rent is due on the 1st day of the month by 5pm. Considered late on the 2nd day of the month at Noon.
  • All build out is the responsibility of the tenant and must be approved by Property Manager prior to any construction.
  • All Tenants receiving mail or clients to their office are required to purchase a mailbox tag and a hanging sign for their business.
  • $50 Mail Box Key Deposit due upon signing of lease and assignment of mailbox. Deposit is fully refunded upon return of mailbox key.
  • All build out is the responsibility of the tenant and must be approved by Property Manager prior to any construction.
  • Phone and internet is the responsibilty of the tenant.
  • 165 Delkab Arts & Professional Building has a strict policy regarding noise.

C.A.M. (Common Area Maintenance)

Rental Rates include C.A.M. which covers the following:

  • Electricity
  • Water
  • Garbage
  • Landscaping
  • Property Maintenance
  • Cleaning Service for Shared Spaces (bathrooms including paper products, hallways and entrances)

RENT PAYMENTS

Dropping a check/cash in the Drop Box outside of Suite F labeled TENANTS ONLY Global Partners. If you pay by Cash, please put the cash in an envelope and label the outside with your name, suite number, rent month and amount enclosed.  

Use PayPal. Go to paypal.com and pay to: propertymanager@165dekalb.com. Add a $15 processing fee for the use of PayPal.

Pay by Automatic Bill Pay through your bank.  Pay To: Global Partners Group Address: 165 Dekalb Industrial Way NE, Suite F-1, Decatur, GA 30030. If you set your rent payment on automatic bill pay, your rent will never be late!!!!
